New service from the State Property Fund
The State Property Fund of Ukraine presented an innovative online tool that allows citizens to quickly and without financial costs obtain information about the value of their real estate.
Process of using the service
To access the service you must visit the web resource https:/ /evaluation.spfu.gov and undergo authorization using an electronic signature or the ID.GOV.UA system.
Service capabilities and limitations
The platform is capable of evaluating 18 different categories of real estate when carrying out purchase and sale transactions. The generated document is available for saving and printing, and its validity is limited to 30 days from the date of creation.
Alternative grading options
In case of disagreement with the results of the automatic assessment, the user has the opportunity to seek additional paid examination from a specialist. Such a report will be registered in the Unified Database and will remain relevant for six months from the date of the assessment.
Registration and access for specialists
Subjects of appraisal activities (SAD) are registered and register appraisers to obtain the right to enter reports into A single base. The ODS registration process is carried out exclusively using the organization’s electronic seal. To generate statements or reports, notaries also need to register using a personal qualified electronic signature.

Wow, this is really cool news! 👏 Now you don’t need to waste time and money on real estate valuation. I wonder how accurate the results will be?
Hans
Yes, Olena, this is very convenient. I recently sold an apartment and spent a lot of time on the appraisal. It would be great to have such a service in Germany. How widely do you think it will be used?
Sophie
This is truly a progressive step! 🚀 Olena, Hans, I think the accuracy will be sufficient for most cases. And using an electronic signature will ensure security. I wonder how this will affect the real estate market as a whole?
Grumpy Boris
Ha! Another useless electronic toy. As if a computer could properly price a house. There is nothing better than an experienced appraiser and a personal inspection. All these innovations only make life more difficult.
Maria
Boris, I understand your concern, but technology is developing and this is inevitable. This service does not replace professionals, but complements their work. In addition, there is always the opportunity to order an additional assessment from a specialist. I think it's a good balance between convenience and accuracy. 🤔
Pierre
I agree with Maria. By the way, it’s interesting that the certificate is valid for 30 days, and the specialist’s report is valid for 6 months. This makes sense given the volatility of the market. But registration through an electronic ODS seal is a new thing for me. Has anyone used this system before?
Olena
Pierre, I haven’t tried it yet, but I plan to in the near future. I'm a little confused about the need for an electronic signature. I hope the process of obtaining it is not too difficult. In general, it’s great that the state is moving towards digitalization. Maybe other services will soon become available online? 🤞
Hans
Olena, don't worry about the electronic signature. Here in Germany this is already a common thing. I'm sure the process will be simple. As for other online services, that’s a great idea! Maybe someone knows what other services they plan to launch in the near future? 🧐
